Andgar can develop a Preventative Maintenance Plan to fit the specific needs of your building.

Gas, Propane, or Electric Furnace maintenance includes:

  • Testing of safety controls and shut-offs
  • Inspection and cleaning of the automatic controls including control boards, gas valves, inducer motors and wheels
  • Check of blower, motor and belts for wear, tension and alignment
  • Removal and cleaning of burners and flue pipe
  • Visual inspection of heat exchanger
  • Inspection of all wiring for loose connections and damaged insulation
  • Testing of supply voltage and amperage draw
  • Cleaning and flushing of condensate system
  • Check for proper air flow and distribution temperature
  • Lubrication as needed

Heat Pump or Air Conditioner maintenance includes:

  • Testing of safety controls and shut-offs
  • Check of defrost cycle and reversing valve
  • Check for proper air flow for maximum efficiency
  • Check of blower, motor and belts for wear, tension and alignment
  • Check for refrigerant and oil leaks
  • Testing of electrical controls for proper operation
  • Check of refrigerant pressures and temperatures during normal run cycle for maximum efficiency
  • Replacement or clean air filter
  • Cleaning and flushing of condensate system
  • Lubrication as needed

Rooftop Package Units Gas/Elect or Elect/Elect maintenance includes:

  • Testing of safety controls and shut-offs
  • Inspection and cleaning of the automatic controls including control boards, gas valves, inducer motors and wheels
  • Check of blower, motor and belts for wear, tension and alignment
  • Removal and cleaning of burners and exhaust vent
  • Visual inspection of heat exchanger
  • Inspection of all wiring for loose connections and damaged insulation
  • Testing of supply voltage and amperage draw
  • Cleaning and flushing of condensate system
  • Lubrication as needed
  • Replacement or clean air filter
  • Clean condenser and evaporator coils
  • Check for refrigerant and oil leaks
  • Check of defrost cycle and reversing valve
  • Check of refrigerant pressures and temperatures during normal run cycle for maximum efficiency
  • Check for proper air flow for maximum efficiency
  • Check economizer function
  • Check for proper air flow and distribution temperature
